The typical middle class multi-family condo in Lima has become a literal interpretation of restrictions and parameters imposed by zoning laws. Concepts are abandoned and the developer?s appetite for maximum profit and sellable area prevails. The margins of such operation determine a limited outcome. The results are predictable: cubic enclosure that reveal vertical and horizontal structural members, absence of text and ambition, morphological management limited to the display of a cacophony of materials over the main façade. In NOW Lince we react in a different manner. We propose to accommodate the program that maximizes the expectations of our client, yet additionally we configure a strategy that operates over two basic elements: solid horizontal bands and transparent planes that interact in staggered manner among them adhering to a single defining rule that defines the distance among them and finally determines the setback location of structural members inside the façade. This is not a simple a linear operation, but its strict application allows for a text that organizes, separates and enhances this building that otherwise would fall under the vices that the absence of interpretation and abandonment of architectonic manipulation may ensure.
