The small dimensions of properties in the northern area of Miami Beach present a challenging problem to solve without resorting to consolidating or annexing more than one property. At 7821 Byron, however, given the impossibility of doing so, we developed an alternative for a multifamily building with 12 housing units, distributed over 3 habitable floors, reserving the ground floor for 9 parking spaces and a rooftop with a pool. The compact units range between 400 and 500 square feet. A bold façade design combines geometric slab-edge effects with vertical layers of wood, glass, and surrounding greenery.
